Four questions worth bringing.

  1. Which income records will you need? Ask for the applicable time period and whether business records are needed alongside your personal documents.
  2. How will you evaluate changes in my work? Discuss growth, slower periods, a new business, or a recent change in how you are paid.
  3. What should I understand about the funds I plan to use? Explain where your down payment and closing funds would come from, including any business accounts.
  4. What are the tradeoffs between the available options? Ask about documentation, costs, cash needed, and eligibility. An option mentioned online is not a confirmed offer for your circumstances.

A simple note for the first call

“I’m planning to buy in [area] around [timing]. I work as [type of business or work], and my main question is [question]. I’d like to understand what information you need before we explore mortgage options.”

Can I discuss a mortgage if I receive 1099 income?

Yes. Start by explaining the kind of work you do and how you are paid. A 1099 alone does not establish the income a lender can use. Ask which personal and business records apply to your situation and how the lender will review them.

What about bank-statement mortgage programs?
